The construction plans presented here were developed under the 2015 Michigan construction codes in effect at the time. The State of Michigan is adopting newer versions of its construction codes over the course of 2025, and the League will be releasing updated construction plan sets in late 2025, once those state code changes are completed. In the meantime, builders should review these plans to make any needed changes prior to submitting for permits.
The League’s pattern book includes six basic formats, each with multiple façade variants included in the plan sets. The plans can be integrated into larger site plans or built on single lots as the missing stitch in the neighborhood fabric.
The Linden – an up-down two-family home
The Grove – a four-unit home
The Abbot A – an above-the-garage accessory dwelling unit (ADU)
The Abbot B – a small-scale cottage that can be built singly or in groups such as a cottage court
The Baxter – a new rowhome duplex
The Capitol – a new up-down duplex
